Langshaw Valuations (LV) has a long and proud history in Real Property Valuations from Queensland in the north through to Tasmania in the south and Western Australia in the west. Langshaw Valuations, under its previous trading entity, was established in 1964 as a specialist valuation firm practicing exclusively in the field of property valuation.
LV has undertaken nearly all aspects of Real Property Valuation currently required in the market place today. The company has a strong background in independent property valuation across Australia with an established affiliation network in rural areas.
Over the years LV has become generally recognized for its strength in litigation valuation matters with all valuers trained for Court and conference attendance.
Valuers are duly licensed in Queensland, NSW and are able to also practice in ACT, SA, Tasmania, WA and NT (where licensing is not legislated). The business operates out of Batemans Bay, Cobarga and Ulladulla in NSW.
The firm has no affiliation with Real Estate or Stock & Station Agencies nor associated marketing/selling organisations.

With all valuations completed to a high standard, LV is often instructed to provide market valuations for portfolio purposes comprising commercial, industrial rural and residential properties.
The company has also undertaken commercial/retail rental determination matters on behalf of tenants and landlords and has acted as an expert appointed by the Australian Property Institute in dispute scenarios.
Valuations are provided for mortgage security purposes generally acting under instructions from financial institutions. Senior valuers attend to commercial, industrial and special purpose valuations with all values assigned only after careful assessment based on a solid working knowledge of the commercial sector and thorough analysis of market forces.
All reports undertaken by this office begin with a detailed property inspection – preferably in the company of the owner/representative, during which a photographic record of the property together with all necessary notes on the property, improvements, water entitlements and any other value-added benefits accordingly included.
Value determination techniques employed involve any one of a number of best practice methodologies including: Direct Comparison, Summation, Capitalisation, Hypothetical Development, Summation, Multiple Regression, Correlation and Discounted Cash Flow.
